What Fountain Valley properties usually need

The name is not accidental. Fountain Valley sits low and flat with a genuine high water table in parts, so anything we build has to account for water that does not drain away on its own. Turf here needs a properly drained base or it stays wet.

The housing here is 1960s and 1970s tract housing on flat lots, many with generous rear gardens, and the ground is flat, low-lying, historically part of the Santa Ana floodplain, with poor natural drainage. Both change the detail: how deep a base has to go, where water has to be taken, and what a footing needs to sit on.

Before we price a patio or a wall we work out where water currently goes in a heavy December and where it needs to go instead. Building a surface over a drainage problem moves the puddle, it does not remove it, and it is the most common reason people call us to redo somebody else’s work.

Partly. We stage access so there is a route in and out and we protect what is staying, but a site with a pour scheduled is a working site. We tell you which days are the disruptive ones so you can plan around them.

Do you clean up at the end of each day?

Yes. Materials get stacked, offcuts and spoil go in the skip, and walkways stay clear. Leaving a site scattered overnight is how tools go missing and how neighbors stop being patient with you.

What if I only want one part of the job done now?

That is common and it is often the sensible way to do it. We will tell you which order the phases have to run in, because some things must happen while the ground is open. Running conduit and drainage now and building the surface next year is far cheaper than the reverse.
